Denise has over thirty years of combined experience working with Certified Public Accounting firms as an administrative manager and accountant and with Nelson Properties, Inc., as an accountant and property manager since 1993.
Denise brings to Nelson Properties, Inc., her wide range of abilities including financial statement reporting, expense audits (CAM reconciliations), property management, lease negotiations, and human resources management. Her attention to detail allows her to oversee building services quickly and efficiently.
Denise attended the University of California, Santa Barbara, taking courses in accounting and business administration and is a California licensed Real Estate Salesperson. She is a Certified Property Manager (CPM) with the Institute of Real Estate Management. She has also been commissioned by the State of California as a Notary Public.

Dick Nelson has been active in the Sacramento real estate industry since 1974. He spent ten years as an Office Leasing Specialist for Coldwell Banker Commercial Real Estate (now CB Richard Ellis, Inc.). During that time, he was the top producing salesman in the Sacramento area five times and the top producer nationally in 1986. He has operated his own company since 1993 and has been involved in the development, ownership and management of numerous commercial properties, including the development of over 1.5 million square feet of office space.
Dick's education includes a Bachelor of Science degree in Business/Real Estate from the University of Idaho and an MBA in Management from Golden State University.

Shirlee Serafin returned to Nelson Properties in May 2014 after taking a fifteen (15) year sabbatical to raise her kids. She initially worked with Dick Nelson from 1991 to 1999. She began her career working as a residential and commercial real estate manager in 1984 after a graduating from California State University, Sacramento with a concentration in finance and real estate.
Shirlee's experience provides her with a solid knowledge of real estate management principles and techniques. She relies on strong interpersonal and communication skills to work with tenants, contractors, brokers and building owners. She enjoys the challenge of leasing space, formulating property budgets, CAM reconciliations, and providing owners with detailed financial and operation reports.
Shirlee is a licensed California real estate broker.
Helyn joined Nelson Properties, Inc. as our Property Management Coordinator in January 2011, providing general administrative support to our property managers and office staff, and playing a key role in providing the highest level of client satisfaction.
Prior to her employment at Nelson Properties, Inc., Helyn worked for nine years as an Executive secretary for a manufacturer of high-end permanent botanicals in the San Francisco Bay Area, where she was responsible for providing executive level and departmental administrative support. Over the past 25 years, she has held clerical positions with various organizations, and has extensive experience in the fields of administration, secretarial and customer service.
Helyn is well organized, detail oriented and very personable. She has a passion for connecting with the public, and working to help others.
Carol Clubb joined Nelson Properties in July 2017 as Property Accountant. She brings 21 years of public and private accounting experience to the Nelson Properties team. She holds a business administration degree with concentration in accounting from Washington State University and was a licensed CPA in Washington State. Carol is responsible for financial reporting, accounts payable and receivable, budgeting and financial planning for all properties.
Like Shirlee, Teresa worked for Nelson Properties back in the late 1990s before going on to provide administrative support in many different office settings, including the non-profit and software industries. In 2015, she returned to the Nelson Properties family to assist Carol with the accounts payable and accounts receivable. She also provides administrative assistance to the others in the office as needed.
From February 2007 until her retirement in July 2017, Patti Trudel was responsible for all aspects of Nelson Properties' accounting department. Her great attention to detail, as well as her dedication to her job, the company, and our employees will be missed. Thank you for ten great years, Patti!
